This site is funded on behalf of the Community Development District in an effort to help educate the general public about the services provided by the district, and to highlight the other agencies involved in the day-to-day operations of the community.

Epperson Ranch II Community Development District Disclosure

Please be advised that the Epperson Ranch II Community Development District (the "District"), a local unit of special purpose government created under Florida law, has constructed and is responsible for the maintenance of certain improvements, infrastructure and facilities within the District. The District financed this construction through the sale of tax-exempt bonds, a form of public financing. As a result, and in accordance with applicable federal and state law, all District owned improvements, infrastructure and facilities are and shall remain open and accessible to the general public. Should you have any questions on this matter, non-resident user fees applicable to District recreational facilities, or any other general District issue, please feel free to contact the District Manager.

UPDATE (12/14/2018):

In an effort to reduce the turnaround time for existing registrations, the gates are going to be held open 24/7 until all registrations are entered into the gate entry database. Starting today, Friday, November 09, 2018, the Amenity Manager will communicate the activation status for all requests by posting a list of the households that have been registered and activated. This list will be updated once a week and posted to the Epperson Ranch CDD websites on Fridays by 4 p.m. Additions to the list are indicated with bold red lettering.

UPDATE (10/30/2018):

Effective Monday, November 5, 2018, the MAIN ENTRY gates for the Epperson Ranch community will begin operating on a timed schedule. This means that the gates will open at 7:30 a.m. and close promptly at 7:00 p.m. every day.

Starting Monday, homeowners will have to access the community using their gate remote or their 4-digit immediate access code (“pin”). Guests will be able to access the community by finding the homeowner’s name on the front entrance gate’s display and pressing the “CALL” button. Homeowners have the option of opening the gate for their guests by using their phone’s keypad and pressing the number “9”.

To ensure that the CDD has the most up to date information for your household, please fill out a registration form found on the Documents page in the Community Documents folder. Alternatively, you can click this link to be taken directly to the form: https://www.eppersonranch2cdd.org/com/28/documents/cdd-amenity-device-registration-form.pdf. All requests for verification must be submitted using the registration form. There will be NO EXCEPTIONS to this process.

  1. Download or save the form to your computer (NOTE: The SUBMIT button will not work if this step is skipped.)
  2. Fill out the required fields
  3. Sign where indicated
  4. Click “Submit”
